Prague House


This villa is located on the southern outskirts of Prague, in an area of new residential
expansion, characterized mostly by old wooden country houses, close to large and modern private houses.
This villa satisfies not only the requests of our client but also those of his large family, including three
children not yet teenagers, together with one of the couple’s elderly parents. So our team designed their
future dream home that can accommodate up to 6 people. The villa develops on two levels with a total
surface area of 220 sqm in order to take advantage of all the possible volume, granted by the building
regulations of the place; inside there are five bedrooms, a large open space living area and an outdoor
swimming pool.
The design of this villa is both modern and contemporary. The cleanliness of the
architectural language and the clever play of volumes is a clear reference to the functionalist architecture
of the BABA district of Prague, while contemporaneity is found in the design of architectural details and in
the use of materials such as iron and glass. The main color of this architecture is the white of the plaster
used for the external surfaces, while the second color is the anthracite used for the string-course, the
flashings, the plinth and the windows. The concrete and its gray color were used for all the floors of the
walkable external surfaces, made of spatulated concrete.
On the ground floor there is the entrance with a walk-in closet and the study, the laundry
room, a bathroom, a single bedroom and a double bedroom, with bathroom for exclusive use, and
equipped with a walk-in wardrobe, a large living area with southern exposure and the view of the
swimming pool. A staircase leads to the second floor where there are three bedrooms (one double, one
single and one twin with single beds). The master bedroom has two walk-in closets and a large dedicated
bathroom with tub. This room is south-facing overlooking the swimming pool and has a large loggia
sheltered by brise soleil which makes it a private and welcoming space. The single bedroom instead has a
walk-in closet. On the floor there is another common bathroom for the two bedrooms. All bedrooms have
dedicated terraces. The exterior to the south is characterized by a plate where the swimming pool and the
sunbathing area are located. On the opposite side, to the north, the same plate leads to the main entrance
of the house. The interiors are characterized by warm colors and the chosen materials ranging from wood-
effect porcelain stoneware, for the floors, to porcelain stoneware, in white and anthracite colors, for the
bathrooms. The use of glass as requested was limited. The larger windows, which characterize the
architecture of the facade, are located in the living area and in the double bedroom. The other rooms are
characterized by traditional windows or by ribbon windows (also in corner). This arrangement of spaces has
been designed to be functional to the client’s wishes and to create the dream home for him and his family.
